Four homes on the market this month

Floor areas are measured on site, not taken from old particulars. Guide prices reflect what comparable homes in the same area have actually been achieving.

Bright open-plan living and dining room with white walls, timber floor and large garden-facing windows

CB-04 · Marlowe Hill

Extended 1930s semi with a south-facing garden

Rear extension completed under building control in the last decade, so the kitchen and dining space run the full width. The front bedroom is genuinely a double; the third is a single or a study. Boiler is five years old, windows are original timber at the front and will want attention within a few years.

Detached brick house with a pitched roof, bay window and a clipped front lawn on a sunny day

CB-11 · Orbury Green

Detached four-bedroom house backing onto allotments

Bought new in the early nineties and lived in by one family since. Decoration is dated and the kitchen is original, which is reflected in the guide price. Everything structural is sound and there is off-street parking for two cars plus a detached garage with power.

Living room with a grey sofa, low coffee table and tall windows looking onto trees

CB-17 · Halden Row

Mid-terrace cottage, two bedrooms, no chain

Small footprint but well arranged, with the bathroom upstairs rather than off the kitchen. The owner has already moved, so completion can follow the buyer's timetable. Parking is on-street with a resident permit; there is no garden, only a paved yard of about four metres.

Offer under review

Modern apartment interior with pale walls, a compact kitchen and a balcony door letting in daylight

CB-22 · Cresswell Quay

Third-floor quay apartment with a river-side balcony

Lift served, with a balcony wide enough for a table. Leasehold with roughly a hundred and thirty years remaining; the service charge covers the lift, grounds and building insurance, and we will send the last two years of accounts before you view so there are no surprises.

Field notes

What each area is actually like to buy in

Written from viewings we have run rather than from a brochure. If an area is slow at the moment, we would rather say so.

Halden Row

Two rows of Victorian terraces either side of a walled green. Smallest homes on our books and the quickest to move, usually to first-time buyers or people downsizing from the Hill.

Stock
Two and three-bedroom terraces, a handful of converted flats
Watch for
Permit-only parking and shared side passages — check the deeds early

Marlowe Hill

Interwar semis on wide streets with long rear gardens. Family buyers dominate, so the market here follows the school year closely and is busiest between March and July.

Stock
Three-bedroom semis, many already extended to the rear
Watch for
Extensions built without sign-off — ask for the completion certificate

Cresswell Quay

Converted warehouses and two newer blocks along the water. Apartments here suit buyers who want space without a garden, though leasehold detail matters more than in the rest of our patch.

Stock
One and two-bedroom apartments, a few duplexes at the top floors
Watch for
Lease length, service charge history and any planned major works

Orbury Green

Detached and link-detached housing from the late eighties onward, arranged in closes. The largest homes we handle, and the slowest to sell — allow longer between launch and offer here.

Stock
Four and five-bedroom detached, most with garages
Watch for
Estate management charges on the newer closes

Selling with us

How a sale runs, start to finish

Five stages, and the same agent through all of them — there is no hand-off to a sales progressor you have never met once the board goes up.

01

Valuation visit

An hour at the property. We measure every room, note what needs disclosing and leave without asking you to sign anything.

02

Guide price note

A written note within two days setting out the comparable sales behind the figure and the range we would expect offers in.

03

Preparation

Photographs, floor plan and particulars, plus the paperwork buyers always ask for. Usually a week from instruction.

04

Viewings and offers

Accompanied viewings in blocks, then every offer passed on in writing with what we know about the buyer's position.

05

Through to completion

Weekly chain updates once solicitors are instructed, and a call rather than an email whenever something changes.

Typical time from instruction to exchange across our four areas is eight to fourteen weeks, longer on leasehold apartments where the management pack takes time to arrive.

Before you get in touch

What each side needs in place

Most delays come from paperwork that could have been sorted earlier. Here is what we will ask for, whichever side of the sale you are on.

Corner of a calm sitting room with an armchair, floor lamp and a window overlooking greenery
Every listing is photographed in daylight, unstaged, with the rooms as you would find them on a viewing.

If you are buying

  • A decision in principle from a lender, or written confirmation of funds if you are buying outright.
  • Photo ID and proof of address — we have to verify these before an offer can be put forward.
  • A solicitor chosen in advance; naming one at offer stage saves about a week.
  • Your position stated plainly — chain-free, in a chain, or still to list. It affects how an offer is received.
  • A view on the survey you intend to commission, particularly on the older terraces.
Register what you are looking for

If you are selling

  • Title deeds or your lease, plus any management company details for leasehold.
  • Building control sign-off for extensions, loft conversions or replaced windows.
  • A current EPC, or the go-ahead for us to arrange one before launch.
  • Guarantees and certificates for damp work, a new roof, wiring or the boiler.
  • A realistic earliest move date, so we can match you with buyers on the same timetable.

Questions

Asked on most viewings

If yours is not here, put it in the enquiry form and we will answer it in writing rather than on a call you did not ask for.

How is a guide price actually set?

From sold prices for genuinely comparable homes in the same area over the previous six months, adjusted for floor area, condition and garden. We show you those comparables in the valuation note, so you can disagree with the reasoning rather than just the number.

What happens during a valuation visit?

It takes about an hour. We measure each room, photograph anything that will need disclosing, look at the roof line and the damp-prone corners, and ask what paperwork you already hold. You are not asked to sign an agreement on the day.

Do I have to be ready to sell before booking one?

No. A good number of our valuations are for people deciding whether to move at all, or planning a year ahead. We will tell you if waiting a season is likely to serve you better.

Who attends viewings, and how are they arranged?

An agent attends every viewing; we do not hand out keys or run unaccompanied appointments. Viewings are grouped into Thursday evenings and alternate Saturdays so you are not asked to clear the house at short notice on a weekday.

What needs to be in place before an offer can be accepted?

Verified identification, evidence of the buyer's funds or lending, a named solicitor on both sides and a clear picture of any chain. We put all of that in writing to the seller alongside the figure itself.

How are your fees charged?

A single percentage of the agreed sale price, set out in the valuation note before you instruct us, payable on completion. Photography, the floor plan, the EPC and accompanied viewings are included; there is no separate withdrawal fee.

Can I take my property off the market once it is listed?

Yes, with two weeks' notice and nothing to pay. We ask for the notice only so we can tell anyone mid-viewing or mid-offer what has happened rather than leaving them waiting.
